Ironclad launches Winnipeg apartment build despite pandemic

The pandemic has presented enormous challenges for commercial real estate in Canada. Yet, one Winnipeg developer remains undaunted by the difficult economic conditions.
Ironclad Developments Inc. recently began construction of a 153-unit, mixed-use, multi-family low-rise in a fast-growing new community in the city’s southwest. Called Bravado at Bridgwater, the rental apartment complex is located in the heart of Waverley West, one of Winnipeg’s largest new developments that has been filling out over the past several years.

It is a rare treat to hear a male CEO mention work-life balance. “Honestly, I didn’t even know the term when I started wanting it,” says Ryan Van Damme, CEO of Ironclad Developments Inc., in Winnipeg. But then he fell in love and married a woman with three kids. “I’d just stepped into a ready-made family and I didn’t want to miss it.” Before Ironclad, he was a self-proclaimed workaholic, clocking long hours in the construction industry as a general contractor. Also, on the side, Van Damme, his father and his brother had been flipping houses—13 of them in five years.

This morning, I was thrilled to join Ironclad Developments Inc. in breaking ground on this much needed rental housing development, in the heart of St. Boniface.
This 78 unit project represents much new private sector investment into our community.

Luxury Treatment for Pembina Property

A local developer has some lofty plans to redevelop the former Norlander Inn on Pembina Highway.
Ironclad Developments plans to build a six-story, 285-unit, luxury apartment complex at 1792 Pembina Hwy.
The complex will have a combination of bachelor, one-, two- and three-bedroom rental units ranging in size from 375 to 1,050 square feet. Monthly rental rates are tentatively pegged from $950 to $1,700.

Ironclad Development came by with their shoeboxes. They started with a goal of 25 but ended up collecting 49. And while they have been doing this for a few years, they have never come close to that number. They pushed us over 1,200 boxes, which is already almost double what we started the day with.
